This picturesque historic farmhouse, dating back to 1878, enjoys a completely peaceful, forest-sheltered setting in the mountain village of Hojsova Stráž in the Šumava region. Set over three floors, the property stands on an expansive plot bordered by a flowing stream, with very few neighboring houses. It offers exceptional privacy and beautiful views of the surrounding Šumava countryside. Thanks to its generous proportions and layout, the property is equally suitable as a permanent residence or a family holiday retreat.
The interior layout comprises a total of 7 bedrooms and ample facilities for larger groups. The ground floor features the main social area with a fireplace and kitchen, a separate toilet, two bathrooms—each with two shower enclosures and two toilets—a cloakroom equipped with boot and ski-boot dryers, and entrance areas. The first floor contains four bedrooms, a separate toilet, and access to the elevated section of the grounds. The attic forms a self-contained living area with three additional bedrooms, a living room with a fireplace, a kitchenette, and a private bathroom. Two separate entrances and the current layout make the property ideal for comfortable multi-generational living.
The warm and inviting interior is enhanced by high-quality spruce furniture and an oak kitchen with a bespoke dining table that can be converted into a billiard table. The kitchen is fitted with a new refrigerator, wine cooler, and Miele dishwasher. The house underwent extensive renovation in 2003 and received a new exterior finish in 2025. Modernized technology ensures a high degree of self-sufficiency and low running costs. Heating is provided by a heat pump installed in 2024, supplemented by fireplaces, one of which distributes warm air throughout the house. Hot water is supplied by a 450-litre storage tank connected to the heat pump and solar panels on the roof. The property also benefits from a private well with a domestic water system, its own wastewater treatment plant, remotely controlled heating, Wi-Fi, and a security system.
Hojsova Stráž, part of Železná Ruda, is one of the most pristine locations in the western Šumava region. Situated at an altitude of almost 900 metres above sea level, it offers excellent snow conditions during the winter months and a pleasant climate in summer. A network of marked hiking trails, bike routes, and groomed cross-country skiing trails can be accessed directly from the house. The Špičák ski resort, Belveder, and Großer Arber across the German border are all within easy reach. Excellent transport connections are provided by a nearby railway station offering direct services to Klatovy and Plzeň.
