The zoning plan designates the land for residential use (OB-B) with a floor area ratio of 0.3, conditionally up to 0.5. Along the northern edge runs a quiet asphalt road with all utilities in place. A separate driveway can be created as part of the project.

This beautiful location lies below Smetanka Nature Park, through which the revitalized Rokytka River flows, forming picturesque meanders and providing a habitat even for beavers.
