The buildability of the plot is approximately 30% (20% building coverage + 10% paved areas). The access road to the plot leads from the main road. Electricity is available at the plot boundary; water must be provided by a drilled well and wastewater handled by a septic tank or a domestic wastewater treatment plant.

The plot, with an almost regular rectangular shape, is designated in the zoning plan as BR – individual residential development in low-rise buildings, i.e. family houses or rental villas surrounded by private greenery. The construction of new buildings higher than two above-ground floors is not permitted.

The location lies within the Český kras Protected Landscape Area (CHKO) and is situated in close proximity to the Staňkovka Nature Reserve. A hiking trail runs near the property. Full civic amenities are available within a short driving distance in Černošice or Radotín. A suburban bus provides a connection to the train station within 10 minutes, from where there are direct and fast train services to the Prague Main Railway Station (Hlavní nádraží).
