House, Four-bedroom (5+kk)

This sensitively renovated country house dating from the second half of the 19th century occupies an elevated position above the center of the village of Chlum, surrounded by the natural beauty of the Žďár Hills in the Chrudim region. Set on extensive grounds with an ornamental pond, a circle of menhirs, and a private woodland, this picturesque rural property offers peaceful family living with a distinctive sense of place, while both Prague and Brno can be reached within a 90-minute drive.

The ground floor of the main house comprises a traditional living room with red tiled stove and spruce floors, a spacious kitchen also finished in spruce wood with an oak worktop, a stylish bathroom, and a generous reception room occupying the former stables. Featuring original vaulted ceilings and a wood-burning stove, this space is complemented by a second bathroom. The upper floor offers four spacious bedrooms, a bathroom, and a shared gallery. Adjoining the residential part of the house is a barn with a new floor and reinforced structure, followed by a separate outbuilding divided into two barns, one of which has a renovated roof and new electrical wiring.

Partly built of stone, the property underwent an extensive and high-quality renovation between 2024 and 2026, including structural reinforcement, a new roof, and rainwater drainage, as well as new triple-glazed windows in the reception room. Heating is provided by an energy-efficient 22 kW air-to-water heat pump, a fireplace, and a tiled stove with a hot-water heat exchanger connected to a UPS backup power supply. With the exception of the traditional living room, the ground floor benefits from underfloor heating, while radiators serve the living room and upper floor. Drinking water is supplied by the municipal mains, while the grounds also feature a new 45-meter borehole well and a concrete rainwater retention tank. Wastewater is discharged into a holding tank. The garden pond, complete with a waterfall and dual filtration system, has also been fully restored.

The small and peaceful village of Chlum lies amid woodland on the boundary of two protected landscape areas, the Žďár Hills and the Iron Mountains, close to the Vysočina Open-Air Museum at Veselý Kopec and the Devět Skal rock formation near Herálec. The surrounding countryside provides excellent opportunities for year-round outdoor activities. In winter, the Hlinsko ski slope is just a few minutes’ drive away, while outside the snow season an extensive network of forest tracks and newly developed bike routes stretch across the surrounding landscape. A full range of amenities can be found in Hlinsko, approximately 7 km away.
