The garden has a working dug well and a drilled well, which currently supply water, while wastewater is collected in a chambered cesspit. A mains water connection has also been brought to the plot. The grounds are laid to lawn and bordered by a mature hedge, ensuring complete privacy. Access is via a municipal road, with parking available on the plot.

The property is situated in a quiet part of the village, close to the Neo-Gothic Church of St Catherine, away from the main road and railway line. Both the train station and bus stop are within easy walking distance, offering connections to neighboring Týnec nad Sázavou, nearby Benešov and Jílové u Prahy, as well as train services to Prague Main Railway Station. The beautiful countryside of the Sázava valley offers hiking and bike trails, and the Hornopožárský les Nature Park begins a short distance from the property. This stretch of the river is a popular canoeing route, with boat rentals available in Týnec nad Sázavou.
